What is a Council of Mortgage Lenders Certificate?
Council of Mortgage Lenders Certificates are provided, to order assurance to lenders and purchasers of new build residential dwellings that incremental inspectors have been carried out by a Chartered Professional Consultant at pre-determined key stages of the build.
The key stage inspectors will run alongside the incremental inspectors, carried out by either the Local Authority or Private Building Inspectors.
Council of Mortgage Lenders Certificates offer a competitive alternative to a more formal warranty solution, such as NHBC, Premier Guarantee or other similar providers.
Council of Mortgage Lenders Certificates provide a 10 year limited guarantee that the building has been constructed in strict accordance with the Building Control approved plans and specifications.
Council of Mortgage Lenders Certificates are NOT as insurance backed product, nor is it a warranty or guarantee.
Council of Mortgage Lenders Certificates provided by Heronswood, provide 10 years of cover from the date on the final certificate.

Key Stage Incremental Inspectors
Inspection of excavated foundation bares, prior to foundation concrete pour as agreed on-site with the Local Authority or Private Building Inspector.
Installation of beams to beam and block pour or DPM for coat insitu ground bearing concrete slabs.
Installation of first floor (where evident).
Installation of wall-plates, including strapping etc.
Roof trusses installed, strapped, braced plus roofing felt, batterns and tiles installed.
Pre-planter stage, before first fix works are concluded.
Completion with kitchen / sanitary fittings etc installed, along with mechanical and electrical service installations.
